About J-Stay

Q1.Do I have to pay the agent fee? Do I need a guarantor?

You do not need to pay the agent fee. No guarantor is required to make a contract. We will ask you to send us your ID with your photo and a emergency contact number.

Q2.Why should I choose J-Stay?

We all can speak English. And the lease contract is completely written in English.

Q3.I'm planning to go to Kyoto in a few months. Can I reserve a room now?

We require our tenants to give us a 4 weeks advance notice when planning to move out. Therefore we cannot know the room availability more than 4 weeks ahead. However, please feel free to contact us even if your arrival is a month or more ahead. We will put your name on the waiting list.

Q4.I want to know the rental procedure.

Q5.Can I inspect a room before reservation?

Yes, we can show you a room you are interested in. However, tenant applications are treated on a first-come-first-serve basis. We are afraid that we may have to refuse your visit request if a tenant application has been submitted before your visit date. Please send us a Visit Request if you wish.

Q6.Can I get the 30,000 yen deposit back if I cancel the reservation?

We are sorry but once the deposit is transferred it cannot be refunded in case of cancellation. If you made a reservation by credit card, you will be charged 30,000 yen if you cancel your reservation.

Q7.What is the minimum length of stay?

Some of our properties can be rented for a half month. Please refer to each house page for more details.

Q8.Can I only rent a room by the month?

It's possible to rent a room for a month and a few days. The rent exceeding a month will be counted by the day.
e.g.) Staying for a month and 10days in the room of 60,000JPY per month.
60,000 +(60,000÷30days×10days)= 80,000JPY

Q9.I'm a teenager. Can I rent a room by myself?

We require the permission of parents in case that a teenager wishes to rent a room.

About Room and Facility

Q1.Does the rent include the utility bills?

Almost all of our propertie's rent includes utilities such as gas, water and electricity. However, some rooms and houses do not. Please refer to each house page for details.

Q2.Does the room have furniture and air-conditioning?

Most of our rooms have furniture and air-conditioning. Some rooms may have a desk, chairs, dressers, etc. Please refer to the photo of each room.

Q3.Is there a phone in the room or the house?

There is no phone in the room, even in the house.

Q4.Do all the rooms have locks on the door?

Yes. All room have locks and keys.

Q5.Is there a TV in the room? I have my own. Can I watch TV in my room?

There are no TVs in the rooms. You may bring your own TV, but there are no UHF cable outlets. You will not be able to watch Japanese TV in your room.

Q6.Is there a common-use PC in the house?

No, there are no common-use PCs in our houses.

Q7.Do I have to pay for connecting to Internet? Is it wired or wireless?

We offer free internet connection. Please refer to the each house page to know the connection type.

Q8.I want to know the differences between a share house, a dormitory and an apartment.

Q9.Are there any parking spaces for cars, motorbikes or bicycles?

All properties do not have a parking spaces for cars. Please refer to each house page for information about parking motorbikes and bicycles.

Q10.Can I use the house address to make my alien registration card?

Yes, you can. Please follow the alien registration procedures at the ward office where your house/apartment is.

Q11.Can I smoke in the room?

All rooms are prohibited from smoking. Smoking is only allowed in the designated areas.

During Your Stay

Q1.Who throws away the garbage? Is there cleaning staff in the house?

At share house, each house has a cleaning duty list. Cleaning and garbage management would be done by everyone in the house by turns.

Q2.Can I invite my friends and let them stay in my room?

Visitors can stay at the house between 8 am and 9 pm. Any visitors planning to stay past 9 pm are regarded as an overnight guest, and the tenant has to pay 1,000 yen per night. Only one overnight guest is allowed. The overnights guest can only stay for two nights in a particular month.

Q3.When do I have to notify J-Stay when I want to move out?

We require at least a 4 weeks advance notice if you want to move out.

Q4.Who should I contact if I encounter problems in the room or house?

Please call us immediately. We will correspond even out of the business hours in case of emergency.

Q6.Is there a curfew?

No, none of our houses have curfews.

Q7.I don't need the furniture. Can you put it away from my room?

The furniture in the room is to be in the room even if you do not need them. Please keep everything in the room.

Q8.Is there a washing machine and dryer in the house?

All properties have a washing machines. Some properties do not have a dryer. Please refer to the each property page for more details.

Q9.How/When do I pay the monthly rent?

We do not accept credit card for rent payment. Please make a bank transfer or bring cash to the office for your monthly rent payment. The monthly rent needs to be paid by the 26th of each month.

Q1.Is there a women only house?

Q2.Can I stay a room with my child?

You cannot stay in our share houses with your child. However, some of our apartments allow to stay with a child. Please contact us for details.
